Steps to an Effective Crawlspace Encapsulation
Debris Removal and Preparation Work
The first step to crawl space repairs is making sure we have a clean area to get started. This includes removing unwanted debris such as old vapor barrier, damaged or mold-exposed insulation, and large rocks or bricks, as well as leaving any high or low points in the ground. The key to a great final product is great preparation.
Apply Stain Removal
We apply a concentrated hydrogen peroxide mixture to your exposed subfloor and framing to help minimize staining and physical growth.
Drainage and Sump Pump
When your crawl space has high ground water it isn’t enough to just seal off the ground with plastic. First we’ll install french drains around the perimeter as needed. This will lead the water to a sump pump that pumps the water out of the home into your yard.
Thermal Blanket
Instead of putting new insulation in your subfloor, we move it to the walls. This creates a healthier environment for your floors and wood framing, as well as leaves plumbing connections exposed so possible leaks are easier to find. We install an insulative barrier around your entire foundation to insulate against outside air as well as act as a water and air intrusions.
Having assisted countless families affected by mold-related illnesses, including our own personal experience, we deeply empathize with the challenge of restoring health to both your home and yourself.

An encapsulation is when you fully seal the crawl space ground and walls in order to prevent humidity and moisture issues. In general, this includes:A high quality vapor barrier on the groundPlastic sealed to the wallsDehumidifierDrainage and a Sump Pump

Almost certainly you need something, yes. July through November brings a lot of humidity that is tough on crawl spaces. As a result there’s very few crawl spaces in the south that don’t require some level of moistures control.
Sometimes yes. If your crawl space doesn’t need a full encapsulation or budget just won’t allow - there are times where doing just part of an encapsulation can work for a time before the rest of the project is completed.
When humidity is high, wood products (your subfloor and floor joists) absorb water from their air. As the amount of water (called “moisture content) in the wood increases, mold begins to grow.
No. Unfortunately this is commonly misunderstood, even by crawl space contractors. At best mold will go dormant and as soon as there is a new moisture event the mold will begin to grow again.
Exactly what happens and how quickly it occurs depends on your crawl space. In general, a crawl space that has high humidity for prolonged periods experiences higher levels of pests and bugs, higher probability of damaged ductwork and insulation, as well as mold growth. Over time, depending on the severity, this can also lead to foundation issues and structural issues from wood rot.
Most crawl spaces have small or subtle issues going for long periods of time that eventually compound into larger or more serious problems. This can ben exacerbated by a season with extremely high humidity, extreme storms such as hurricanes, or a water leak.
99.9% of the time yes. It is very rare we see a crawl space that doesn’t need some level of dehumidification.
Every crawl space needs some way for water to escape. In the event of an extreme rain storm and flooding or high ground water, water that enters the crawl space needs a way to exit. This can be done with either a sump pump or a daylight drain.
