When you need a water damage inspection

If a pipe burst, a supply line under the sink let go, the washing machine overflowed, or rainwater pushed in around a window during one of those July storms that drops two inches in forty minutes, you want eyes on it now. Same if a hurricane remnant rolled through and you noticed water sitting against the foundation, or if your crawlspace just smells different than it used to. Raleigh's red clay doesn't drain well. Then we use moisture meters on suspected wet materials (drywall, baseboards, subfloor, framing) and pull readings against a dry baseline somewhere else in the house. For anything we can't see behind tile, under cabinets, or inside wall cavities, we use thermal imaging to spot temperature differences that point to trapped moisture. If there's a crawlspace involved, we go under and check the vapor barrier, joists, and insulation directly.

You get a written report the same day with photos, moisture readings, the suspected source, the affected square footage, and a recommended scope of work. A targeted single-room inspection usually takes 60 to 90 minutes. A whole-home assessment after a storm event runs two to three hours. You will know what we found before we leave the driveway.
